Scheduled a tour, drove 1 hour 15 minutes to get there, and called 15 minutes before my appointment to ensure I was still scheduled. Upon arriving, I was told "it was too late to give a tour, and asked me when I would like to reschedule". Yeah, not happening. Oh, and did I mention I saw a leasing agent in the office...

Anyways, they proceeded to not validate my parking, and I left wasting over 2 hours of driving and paying a parking fee inside of their garage for a tour I did not even get.

Wouldn't recommend living here if this is how they treat guests. So many other buildings in DTLA that are nicer and cheaper.

I had a lovely tour, hosted by Bart: his warmth, patience in answering my questions and informative approach were so welcoming. He was very gracious with his time, showing me a number of options, to ensure I had a great perspective. If his level of service is any indication of the day-to-day, I truly feel this could be a wonderful new place to call *Home*. Thank you, Bart!!

I was a resident at Park Fifth for three years (2021-2024), when it was under Greystar management and then transitioned to Bozzuto. Through my three years there, there was a significant decline in quality and service, particularly once Greystar was no longer in management. Towards the end of my lease, there was a lack of communication, deterioration in community spaces, (e.g. elevators, lounge area, gym equipment), and general confusion about the building's policies and processes. It felt like the building went from caring for the resident experience (in 2021) to just collecting our rent checks (in 2024).

The building has nice units with high-quality appliances and great apartment designs and finishes. The pool on the roof is relaxing and beautiful; feels like you are at a lovely hotel.

But without a doubt, the most positive and meaningful experience I had at Park Fifth was with the concierge team, specifically Reilly (Resident Concierge) and Tom (who no longer works at Park Fifth). Reilly has created an exceptionally warm and thoughtful atmosphere for Park Fifth residents. She is kind, a great multi-tasker, cool under pressure, and ready to solve any problem that comes her way. She graces each resident, visitor, and prospective tenant with the same warmth and friendliness. It is the little gestures, like knowing my partner and my names from day one or reminding us if we have packages that arrived. But also, the moments where she is excited to meet my friends and family and asked about our birthday or travel plans; she enhanced the sense of community at Park Fifth. Reilly made my experience at Park Fifth the positive experience that it was. Much gratitude to her!

My name is Vladimir, and I have been living in this building for two years now. I'd like to provide an objective review of my experience here. The first year was absolutely flawless. We chose this building because, in my opinion, it’s one of the best in Los Angeles. The combination of price, apartments, and amenities is simply outstanding. Everything is well-maintained, beautiful, and accessible, and the location is ideal.

One of the main reasons we selected this building over hundreds of others in downtown was the management. Initially, the management was handled by Greystar, and it was one of the best management teams I’ve ever encountered. After a year, we were so satisfied that we decided to renew our lease for another year.

However, after the management switched to Bozzuto, my experience took a turn that has influenced this review's rating. While some of the staff remained—specifically the two amazing women at the front desk and some members of the security team, who continue to perform their duties professionally—others, such as the leasing office managers, especially Jennifer, have been nothing short of unprofessional.

I’ve experienced several instances of disrespectful behavior, most notably from Jennifer. She has been rude, condescending, and unprofessional in her interactions. One specific incident on the rooftop made this painfully clear. I was up there with my dog, and she approached me to say dogs weren’t allowed. I politely apologized and explained I didn’t know. After a long workday, my wife and I had just sat down to eat, and instead of handling the situation with understanding, she told us to pack up and leave immediately. When I replied that we would finish eating and then go, she rudely stood over us, hands in her pockets (a clear sign of her lack of professionalism), and said she would remain as close as possible to make us as uncomfortable as she could until we left.

This incident was a major red flag for me, highlighting just how poorly managed the building has become under Bozzuto. It’s clear that HR made a serious mistake in hiring someone like Jennifer, who has no place in a customer service role. I’ve spoken to several other residents, and not one of them has had anything positive to say about the current management. On the other hand, everyone praised the previous Greystar team.

In conclusion, I rate the building itself a 5-star experience. However, the management—specifically Jennifer—gets 1 star. People like her should not be working in customer-facing roles. I sincerely hope upper management takes action to address this issue before more residents are driven away by such behavior.

Overall:

Park Fifth used to be a very good place to live when it was under Greystar, but there was a sudden shift when Greystar sold it to Bozzuto.

Pros (w a little minor con mixed in. There was no way to avoid it)

-Location – The location is good as it’s close to everything but you are in the heart of downtown so traffic is real bad. You’re also next to SKID row so get ready for the craziness.

-Leasing Office/Staff – They used to be nice, friendly, and attentive if you had a question, problem, or concern. This was under Greystars direction before they transitioned to Buzzuto. Now no one from leasing speaks at all. Also, the front desk staff changed and I had an incident as I asked to get into the mailroom for a large package. The guy at the front desk asked “do you even live here?” I stated, “why wouldn’t I live here?” He got upset that I notified him that his customer service is bad.

-Pets – The people used to have good pets and clean up after them. Now the pets just use the bathroom anywhere and the tenants will leave it. SMH

Apartment – This is probably the best feature of Park Fifth. The place is nice, clean, and has great views.

Security – It's okay in the daytime, but at night….

Parking – You have a designated parking spot for an additional $200 monthly fee.

Mail Box- The deliveries are secure, and they will send you a passcode if a package needs to be delivered. The additional mail room for oversized packages was nice and used to be organized under Greystars's direction before they moved to Buzzuto.

Elevator – They have three elevators, which is great because if one breaks down, you could wait a while.

Cons

-Price – I am paying around $4000 in rent a month. I would expect the place to have much more room for that amount, but it's small. Also, for all the issues that continue to happen, they need to drop rent below $3000 as the amount I pay for rent doesn't match the quality that Park Fifth has been offering lately.

Tenants/Residents – I noticed a lot of people have moved out that were friendly. These new residents don't speak to each other and have bad attitudes. Also, leaving trash outside their apartment door instead of going to the trash shute is unacceptable. You must be very lazy to leave your trash outside your apartment. Also, multiple residents have told me that the dogs use the bathroom anywhere, and these new residents would leave it. At first, I thought it was maybe an accident, but then I started to see dog urine and poop often. That is so unsanitary. If you cannot clean up after your pets, you shouldn't have any. There have been multiple times when the signs in the elevator tell residents to clean up after their pets and keep them on a leash. Other residents I spoke to have also been having many issues with the new residents. Also, strange, smelly liquids are always spilled in the elevator.

Apartment – This complex seems to have a water and air conditioning/heating problem. I have sent multiple tickets regarding this issue, which only gets temporarily fixed.

Security – Security used to be friendly at night, and I felt safe. Now, I don't. Also, you will be lucky if they answer the phone if there is an issue.

Parking – Since they use a dual parking structure with another complex and allow public parking, someone always parks in my spot. Also, there are so many random people parking in the garage that it has caused safety issues.

Mailbox – The big mailroom used to be organized, and the front desk staff was happy to help. If you ask someone to open the mailbox room, you will likely get an attitude. Also, there are boxes everywhere that are hard to find anything.

Elevator – That middle elevator always breaks. Just be prepared that you will be waiting a long time if it breaks down.

Overall: I used to enjoy coming home to this place, but it didn't feel like home when that transition happened from Greystar to Buzzuto, especially with all the issues going on and me paying $4000 a month for this level of hospitality.

My guy Bart! He was very helpful and efficient in helping me move in. If you are planning to live here or trying to have a tour, he is the guy!

Everyone I have met here so far is friendly. I'm hoping that my experience over the next year will be as good as the one I'm having now.

I love living out here at Park Fifth. The atmosphere is always a vibe. I love how engaged the employees are. One of their employees is Michael, he is amazing. He shows a sense of concern when need to and is always full of good energy. I would highly recommend these apartments to stay. You definitely won't be disappointed.
