Beaudry > Figueroa eight, let me tell you why.
First off, just come tour this place, check out the room, the roof top. They beats everybody else with the level of finishes and views. All of these doesn’t come cheap.
This is my second week of residency, and I just appreciate the level of thought the architect and contract they put in building this place. So if you are ok will paying the same rent but getting a bit small room, move here. Or go big with their 2b2b, it’s even more amazing.
Access is very easy, everything is keyless and I use my Apple Watch to unlock everything.
Staff is very attentive and polite, from the front desk to valet to maintenance guys. They are awesome!
Overall I will give this place a five star!!
PS: I almost sign the lease with FIG8 and I am glad I didn’t do that.

nice apartments at relatively good prices. however, the garage is not really safe and there have been reports of stolen items from cars. moreover, the design of the garage is kinda dangerous imo as there are frequent turns required and could increase the chance of heads on collision.
also, there isn’t really enough parking space for delivery and uber drivers.
the front desk staff has always been very polite.

I can only give this building two stars, and that’s primarily because the building itself is nice, and some of the concierge team and some staff members are excellent. However, my overall experience with the management team has been far from perfect.
Let me start with my move-in experience in August. Within 20 days of moving in, I left town briefly and returned to find my apartment door open, with the lock fully engaged but the door still ajar. When I raised this issue with the staff, I was told that I must have left it unlocked. Coincidentally, this happened on the same day as the unit fire alarm inspection, when site team members had access to the apartment. Despite bringing this up, the staff insisted I was at fault. I shared my concerns about the timing, but the General Manager only reached out to me once and never followed up, leaving the issue unresolved.
Fast forward to now: I recently returned from being out of the country for two weeks, only to find a late notice for an unpaid electricity bill taped to my door (unfolded). This bill was never mentioned during orientation, not included in the handbook, and I never received a call from the property regarding it—until I discovered the invoices buried in my email’s junk folder. While the lease does mention the utility billing setup, as with many lease details, it’s easy to forget over time. A courtesy call from the staff would have been a far better way to handle this situation than publicly posting a notice on my door, which not only displayed my name but also contained language about potential lease breaches and credit score impacts.
It’s disappointing that a property marketed as “luxury living” does not prioritize professional, resident-centered communication. If I’m paying $3,000 a month in rent, it’s safe to assume I can pay a $50 electricity bill—I just need to know it exists. Posting a notice on my door for all to see was unnecessary and leaves a poor impression.
While the building itself is beautiful, the unprofessionalism I’ve experienced from some of the staff is a major letdown and does not align with the luxury standards they promote.

I’ve lived here for a year and a half and I’m counting down the days until my lease is up. 1. There are no security cameras in the parking garage and my car has been entered multiple times and had things taken from it. They place the blame on residents saying that we aren’t securing our cars well enough when we pay thousands of dollars in rent and they don’t have the proper security measures in place to begin with.
2. The dog run is constantly covered in piss and shit and they only hose it down to clean it and fine people for not using it (no one wants to step on piss and shit.) I was fined $125 because our yorkie peed on a bush because he wouldn’t even step on that nasty turf.
3. The mail system is an absolute nightmare. The parcel pending delivery lockers are a joke, the front desk doesn’t notify you if you have a package delivered to them and most of the time everything is just thrown in a back room where you’re left to look for yourself to find your packages in piles of other people’s packages. Also if you try to get your mail while packages are still being delivered, you're pretty much an asshole because the post person has to quit the logging system they’re using so you can get your mail. If you have anything urgent or valuable, don’t get it delivered here.
4. My boyfriend and I didn’t plan on living together and he was staying with me for a few weeks until he found another apartment since his lease was up. Management was tracking his visits and told me I had to add him to my lease or he wouldn’t be allowed on the premises any longer. So, if you don’t live with your partner and want them to visit regularly, don’t move here.
5. When I had my tour, the agent told me they would clean the building windows 3 times per year. They haven’t been cleaned once in almost two years! When I asked management when it is scheduled, the agent I spoke with said it’s not in the budget so they’re not doing it. I’m paying 4 thousand dollars a month for a view and they can’t afford to clean the windows? Don’t build a building made entirely of windows if you can’t afford to maintain it…
6. They don’t allow residents to use the valet service unless you pay an additional 325 per month! And if you want to self park your own car, you’re limited to one entrance in the back of the building when there’s two entrances that should be accessible to anyone paying to live here. The guest parking is constantly full and management always says there aren’t anymore available spots to purchase when there’s levels of empty spots in the garage. This place is a scam, very poorly operated and the management doesn’t prioritize current residents. They tell you a bunch of sweet nothings when you tour and then leave you dry when you send them your first payment.

5-star leasing team, mgmt, and staff experience; 4 stars for the unit + amenities.
Everyone I met before, during, and after my move-in was so welcoming. It was a team effort to ensure the move-in process was as seamless as possible.
I’d especially like to thank Miguel (my leasing agent), who provided a great tour and helped make sure the application process was smooth. He even checked in on his day off to make sure I was good for move-in. 👌🏾🙏🏾🙌🏾
I would also like to thank ✨Rikayah ✨. She’s also a leasing agent and was so amazing and helped make my move-in day happen after a bit of snafu on my end 🤦🏾♂️😅).
Lastly, the front desk concierge, all the on-site staff that day, and security were so helpful to me and my movers. Truly a 5-star experience. 🌟
Everyone was exceptionally accommodating; I only wish I could remember everyone’s names.

Regarding the unit + amenities; beautiful, hands down 🙌🏾. However, it feels like the developer made some questionable decisions with some of the finishes/materials to complete the building faster and on/below budget.
My gripes are minor in the grand scheme, but felt with an honest review I owed as much to share.
The closets, while very spacious, don’t have shelves, and there is no shelving in the showers either 😞. The Samsung W/D set could be of higher quality, and the apartment door is HEAVY. This may be for safety or other reasons, but it gets to me.
All in all, I’m happy with my experience thus far, and that’s most important. The building feels safe and seems well managed.
If Beaudry is not on your shortlist, it should be. I am happy with the amenities, and neighbors/other tenants are nice. 👍🏾

Here's a breakdown of my experience at Beaudry move in process & living.
MOVE-IN PROCESS: They were completely unorganized. I give this a 0/5 but I won’t apply it because they did just open up and things could be different.
CUSTOMER SERVICE (2/5): The concierge/receptionist use to be great. They use to be friendly & attentive. Been here for 6 months now, and a lot of the newer staff at night aren’t that great. I want to give the housekeep staff a shoutout, they are amazing and also Byron. Byron has been honest, kind and professional. He takes the time to hear out any of your concerns and response so quickly!
AMENITIES (2/5): The amenities are absolutely breathtaking but there are some downfalls. EX. Rooftop is gorgeous but nothing to do there. BBQ area has no fridge and the sun directly hits that area, so it’s extremely hot. The gym has an empty room that they call “Wellness Room” it’s meant for people to hire a masseuse.
*NOTE* As beautiful as the amenities are, it’s limited guest. 2 guest per resident. If it’s over that, you have to reserve the amenity space for $250/HR minimum 2 hours. Upside the amenity space is controlled, downside I wouldn’t want to pay $500-$1000 for like 5 guests. For $500 all my guest and I can have a steak dinner on a rooftop.
UNIT/PARKING (4/5): Parking is assigned and it is rooms per space. So if you have a one bedroom then you only get one space. *UPDATE* There is guest parking, charged per every 2 hours or so. The unit we have is the 1 bedroom and 1.5 bath. It is BEAUTIFUL, the Japanese organic modern design is unlike any other apartment in DTLA. I've lived in 3 luxury buildings, and the design of this unit is by far my favorite. Only thing is it's a little smaller than we expected and some of the finishes were most likely rushed but it won't be perfect but that's fine.
Security (2/5) DTLA could be a very scary place, however the security is decent. Only concerns is there 2 points of entry to pull in the garage, and the one on 8th is a little slow anyone can go in there. There’s also a lot of foot traffic outside of the building because it’s on top of a plaza. Day time is great and night time security is a little serious.
Area/Location (3/5) LOVE that we are next to both north & south freeway, also a walking distance from Crypto and that the apartment is above a plaza that has a target, sephora, zara... everything you need. But there are downsides of the things I mentioned. More foot and car traffic.

I pay almost $5000 in rent. Please tell me, is this a joke?
On the second day of my wife and I moving into the building, our entire room flooded from the toilet, and the new mattress and furniture in the bedroom were flooded.
After a few days, my entire living room was flooded.
The toilet in the bedroom has flooded more than 10 times during my time here, I think even 20.
Just because I said we were going to use a lawyer, they replaced my toilet.
A guy from the security who worked here spoke to my wife in a rude and unpleasant way and made her cry
Right now there is a young guy, in the security who speaks rudely, and not for the first time, simply a nightmare.
We were told that the walls in the apartment are concrete and that you can't hear noises, so why can't my baby sleep at night because the windows don't close properly?
After they came to fix them for us at least 5 times, and the problem still hasn't gone away?
And in addition - the music from the neighbors at 2 am every night we complain and complain and nothing happens and it continues. We gave up.
The dishwasher that doesn't work and causes problems
The ice maker doesn't work occasionally and even then barely
The grills sometimes work sometimes don't
And you think that's all?
So no, I'm just getting started.
Yesterday, I had a light dinner on the roof of the building, which was full of other tenants who were not related to me, and immediately at noon my wife received an email from a rude guy named -Bradley Patton

Sending me a receipt for $1000 for an event, and claiming that this was what was in the conversation with the security guard on the roof,
the only conversation I had with the rude security guard was that my dog was not allowed on the roof, which I did not know, and immediately after that I returned him to the apartment.
Needless to say, the young security guard was rude, and humiliated me in front of all my friends, and this is not the first time.

continued to correspond with my wife in emails and stated that I had booked an event and I had to pay $1000 for the dinner on the roof of the building, at the height of his impudence.
$1000 for dinner on the roof of the building? And I made the food?
In what world?
Is this the most expensive restaurant in Los Angeles?
Or in the country?
So no, all in all I sat there with a few friends,
and got charged $1000
Of course I won't keep quiet about it,
Everyone knew the shallow behavior of Bradley Patton
the rude Resident Services Manager.
The shallow security guards, because of which my wife cried more than once.
The many malfunctions in my apartment that have not yet been fully addressed.
I plan to file a lawsuit for the mental anguish caused to me here, mainly because my lease is for 18 months for a total of $80,000+
And it's just not worth it.
Ha, and if you try to cancel the lease, they will charge you no less than an insane amount 🤣🤣🤣
Everything that happens here is just one big joke.
I will recommend to all my friends, and many acquaintances, not to make the mistake and move to this place. Thank you and have a good day.

TERRIBLE PLACE. My car got break-in since the 8th st entrance was broken and open for days. No monitor of course, no gurad was watching. Upon discovering my car was broken into, I immediately approached the front desk for assistance. Instead of offering any form of help, the first reaction I received was that it was a long time for leaving my car "3 days" insinuating that it was my fault for causing this terrible accident, making me feel blamed rather than supported. After speaking with other residents, I have figured out this break-in happened SO FREQUENTLY. Yesterday, a tesla got 4 wheel stolen. RIDICULOUS. In my email with their team, they just mentioned again and again they are not liable to the garage safety. No support, no compensation, even 1 cent. Never mentioned about the broken open gate. I feel unsafe in this building, disappointed about the team. The last request of mine is to move out, and they ask me 10k+ to move out. I do not know who can help me. I cannot live in this terrible place, but I cannot go because of the terrible 10k+ move-out fee. RIDICULOUS.
